What the Contract Includes

A standard apartment AMC covers scheduled servicing of your fan coil or split units, typically before summer and again mid-season, plus a plumbing inspection covering traps, mixers, connections, and water heater checks, and an electrical inspection of the distribution board, socket testing, and RCD function. Drain flushing is included where access permits. Each visit produces a written condition report with photographs, so over the year you build a documented history of your apartment's systems. That history has real value: it supports warranty claims, demonstrates diligence to your building management, and gives tenants or buyers evidence that the property has been properly maintained rather than patched when it failed.

Contract Versus Reactive Callouts

The difference is not just price. A reactive callout starts from zero: we attend, diagnose, quote, return, and repair. A contract visit starts from the last report, so deterioration is visible across visits and repairs are planned rather than emergency. Contract holders also get priority scheduling, which matters most in the weeks when temperatures pass forty-five degrees and response times across the city stretch. What a contract does not cover is major capital work: replacing a failed water heater, re-tiling a bathroom, or rewiring a circuit are quoted separately at contracted rates. How the Schedule Is Built

Your contract is built around the equipment actually in your apartment, not a generic template. A two-bedroom unit with one FCU and one split gets a different visit plan than a large unit with four FCUs and a ducted system, and the pricing reflects that. The AC visits are weighted towards the cooling season because that is when failures occur and when parts of the system under real load reveal their weaknesses. Plumbing and electrical checks sit in the shoulder months when access is easier to arrange with building management. We confirm the annual schedule in writing, and if a visit needs to move, we reschedule with you rather than simply skipping it and carrying it forward.

Documentation and Accountability

Every contract visit ends with a report you can use. Photographs of coil condition before and after cleaning, condensate drain flow tests, pressure readings, electrical test results, and a dated list of anything recommended for future attention. Our technicians are directly employed, so the person who signs the report is the person who did the work, and the same technician usually returns on the next visit, which means continuity of knowledge about your apartment. If a covered fault develops between visits, you call one number and the response carries contract priority. DM and RERA rules on what owners versus buildings must maintain still apply, and we flag anything that belongs to the building side.

Is a contract worthwhile for a single apartment?

For a single apartment, the arithmetic usually works if you have two or more AC units, because two scheduled services plus priority response typically exceed the contract cost in reactive pricing. For a studio with one unit, a pay-per-visit arrangement may suit better. We will give you an honest comparison based on your actual equipment list rather than push a contract that does not pay for itself.

Can I cancel or transfer the contract?

Contracts run for twelve months and can be cancelled with notice as set out in the agreement, with unused scheduled visits refunded pro rata. If you sell the apartment, the contract transfers to the new owner, which some sellers use as a selling point. If you are a landlord with tenants in place, the contract simply continues under the same terms.

Does the contract cover emergencies?

Contract holders receive priority response for any fault within the contracted scope, including urgent ones, with no callout fee for covered items. Emergencies outside the contract scope, such as a major leak requiring demolition of finishes, are quoted separately at contracted rates. The contract document lists precisely what is in and out, so the answer is written down before you need it.
