An ignored water leak at 9pm is a ceiling collapse by morning. Handled in the first hour, it is a towel, a shut valve, and a short repair visit. This page tells you which faults we treat as emergencies, how fast we attend, and the steps to take in the minutes before a technician arrives, because those steps often decide whether the repair stays minor.
Same-day emergency response for Dubai apartment leaks, electrical faults and AC failures. What counts as an emergency and what to do while waiting. Call +971 50
Not every fault is one. We prioritise active water leaks that cannot be isolated, electrical faults causing burning smells, tripping that affects the whole apartment, sockets or switches that are hot to touch, and total AC failure during extreme heat where the occupant is vulnerable, such as elderly residents, infants, or anyone medically affected by heat. A dripping tap, a single dead socket, or a slow drain are urgent but not emergencies, and booking them normally saves you money. When you call, describe the fault plainly. Our dispatcher will tell you honestly which category it falls into and what response time to expect, rather than taking an emergency premium for a routine job.
If water is running, find the isolation valve. In most Dubai apartments there are stopcocks under the kitchen sink and behind each toilet, and an apartment-level valve near the water heater or in a service hatch. Turn off the nearest one to the leak and open the taps downstream to drain the remaining pressure. Switch off power at the wall to anything wet, and move soft furnishings clear. Do not start removing tiles or lifting flooring yourself; you may turn a claimable repair into a dispute about damage you caused. Photograph the water, the source if visible, and anything affected, with timestamps. Those photographs support the insurance or building management claim that often follows.
If a breaker trips repeatedly, do not keep resetting it. Each reset into a fault stresses the cable and the board, and repeated resets are how small faults become board damage or fire risk. If you smell burning or see discolouration around a socket or the distribution board, switch off the main and call us immediately. Know where your main switch is before anything goes wrong; it is usually the largest breaker at the top or side of the board, marked MAIN. Our technicians are directly employed and carry calibrated test instruments, so we trace the fault to its source rather than replacing breakers one by one and hoping. Test results go on the emergency report.
For confirmed emergencies we aim for same-day attendance across Dubai communities, with the fastest realistic times in the central areas where our teams work daily. Traffic, building access procedures, and security permits all affect arrival, and we give you a realistic window rather than a false promise. On arrival, the technician stabilises the fault first, then diagnoses and quotes the permanent repair. You receive an emergency report with photographs of the cause, the isolation work done, and the recommended fix, which is the document you need for a landlord, insurer, or building management, particularly where DM and RERA service charge boundaries determine who actually pays.
Straight answers, before you book.
Emergency attendance carries the same AED 200 refundable inspection fee structure as standard visits, refunded when you proceed with the repair. Out-of-hours rates apply where the building permits evening or weekend access, and these are stated before we attend, never added afterwards. The repair itself is quoted at fixed price once diagnosed, and you approve it before work continues beyond making the situation safe.
If our technician finds the fault originates in a shared riser, the façade, or the central cooling plant, we isolate what we can inside your apartment, document the cause with photographs, and give you a written report to take to building management. Under DM and RERA rules, those repairs sit with the building, and our report gives you the evidence to refer it correctly rather than paying for work your service charge already covers.
Yes, if we can arrange building access. Owners abroad often hold keys with building management, a tenant, or a friend, and we can work with any of these with your written authorisation. We photograph every stage and send the report and quote remotely, so you can approve the repair from wherever you are. Video calls during the visit are possible where signal and building rules allow.
Speak to a technician now, not an answering service.
