When a plumber guesses and an electrician guesses, the results differ. A wrong plumbing guess means a hole in the wrong tile. A wrong electrical guess means a fire risk behind a wall. A stain on the ceiling rarely tells you where the leak is. Water travels along pipes and slabs, so the wet patch is often metres from the entry point. We use moisture meters and thermal imaging to map the wet area before anything is opened, then isolate sections of pipe and pressure test to confirm exactly which run is failing. Only then do we cut. This matters for cost as well as damage: a targeted opening of one tile is a small repair, while exploratory demolition across a bathroom wall is a renovation. The moisture map and pressure readings go into your report, which is the evidence you need if the fault traces back to a shared riser that the building must repair under DM and RERA service charge rules.
Low pressure complaints in Dubai apartments usually have one of three causes: a failing mixer cartridge clogged with scale, a kinked or degraded flexible connection under a sink, or a building-side supply issue affecting the whole riser. The first two are yours; the third is not. We test pressure at the isolation point and at the outlet, which separates apartment-side from building-side causes in minutes, and we replace cartridges with the correct part for the mixer brand rather than a generic fit that leaks within months. High pressure has its own failure mode: it hammers pipework, stresses washing machine hoses until they split, and shortens the life of every seal in the apartment. Pressure reducing valves solve it.
The distribution board is the most important safety device in your apartment, and most owners have never opened it. Inside are the main switch, the breakers protecting each circuit, and the RCD that protects you from earth faults. Breakers trip for reasons: a faulty appliance, a damaged cable, or a worn breaker itself. Repeatedly resetting a tripping breaker without finding the cause is how cable damage progresses to insulation failure. We inspect boards for heat marks and loose terminals, test every breaker and the RCD with calibrated instruments, and label circuits so future faults can be isolated in seconds. Test results are documented, and any replacement is like-for-like or better to the board's specification, fitted by directly employed technicians under our trade licence.
Beyond the board, the common electrical failures in apartments are socket terminals that have loosened over years of plug cycles, which heat and discolour the faceplate, and the water heater isolator, which carries a heavy load continuously in Dubai conditions. A warm socket is not normal and should be reported the day you notice it. We replace accessories with the correct rated items, check earthing continuity at every point we touch, and test the heater circuit's protection specifically, because a water heater fault combined with a failed RCD is the single most dangerous combination an apartment can hold. Every replacement is photographed and listed on the completion report.

Usually not. A tripping breaker is doing its job: something on that circuit is drawing fault current, and the cause may be an appliance, a socket, or a cable. We test the circuit, disconnect sections, and identify the actual fault before recommending any replacement. Replacing a breaker to stop nuisance tripping without finding the cause leaves the underlying fault live, which is a genuine safety risk, and we will not do it.
