We charge AED 200 to attend and diagnose, and this fee is refunded in full against the repair if you proceed. Why charge at all? Because a proper diagnosis takes real time: moisture mapping a leak, testing circuits, measuring AC performance, and then writing it up with photographs and a recommendation. Contractors who diagnose free recover the cost somewhere, usually in a repair price you cannot check. Our fee pays for the diagnosis itself, you receive the full report regardless of whether you proceed, and the report is yours to take to another contractor or to your building management if the fault turns out to be theirs. If the diagnosis shows the fault sits with the building under service charge, you owe nothing further, and the report is your evidence.
Once diagnosed, the repair is quoted at a fixed price. The quote lists the work, the parts with brands and specifications, the access required, and the exclusions, which are usually finishes: if we must cut a tile to reach a pipe, the opening is in the quote but the replacement tile matching is stated as excluded or priced separately, so nothing is hidden in small print. The price does not move if the job takes longer than expected. If we open the wall and find something genuinely different from the diagnosis, we stop, re-photograph, and re-quote before continuing; we do not surprise you on the invoice. Payment terms and warranty period are stated on the same document.
You will not find a price list on this site, and that is deliberate. A leaking shower trap might need a trap replacement, a membrane repair, or a full re-waterproofing, and those are three completely different jobs with different costs. Publishing a single price for a leak would mean either quoting high to cover the worst case or quoting low and revising on site, and both are dishonest. What we can commit to is the structure: the refundable inspection fee, fixed quotes after diagnosis, no callout charges hidden in the repair price, and contracted rates for AMC customers. Repairs carry a workmanship warranty stated on the quote, and parts carry the manufacturer's warranty, which we register and pass on. Invoices itemise labour and parts separately, which landlords need for tax records and owners need for service charge disputes. If you believe a bill is wrong, query it before paying; we would rather resolve a dispute with the photographic record than have an unhappy customer. Where a repair touches the owner versus building boundary, our report states which side of the line the fault sits on, referencing DM and RERA guidance on service charge responsibility, and that document is what carries weight with management companies. Our directly employed technicians sign the reports they produce, so accountability stops with a named person.
Straight answers, before you book.
The AED 200 is credited against your invoice when you accept the quoted repair. If you proceed, you effectively pay nothing for the diagnosis. If you decline the repair, you keep the full diagnostic report with photographs, and the fee stands as payment for that work. If the fault belongs to the building rather than you, the fee is also refunded, because there is no repair for you to commission.
Combining repairs into one visit saves us travel and mobilisation time, and we pass that saving on in the combined quote. A common example is servicing all AC units and replacing a failing mixer in the same visit. The discount is real but modest, and we would rather quote honestly per job than inflate individual prices so a bundle looks generous.
We accept bank transfer and card payment, with details on the invoice. Payment is due on completion for standard repairs, and AMC contracts are invoiced annually or in instalments as set out in the agreement. For landlords managing properties remotely, we can invoice with the photographic completion report attached so payment approval is straightforward.
